Austin City Limits across the first two weekends of October pulls a similar surge with the music-festival crowd. The Formula 1 United States Grand Prix at Circuit of the Americas in late October brings an international audience that books two and three nights at premium rates. University of Texas football home games fill out the autumn calendar with six guaranteed surges, plus the steady year-round flow of parents visiting UT students, prospective student family tours, and graduation weekends. Layered underneath these spikes is the slow baseline of tech-industry mid-term stays driven by Apple, Tesla, Google, Meta, Oracle's Austin headquarters and the cluster of smaller technology companies that have made Austin their primary US base.

Our Austin operation is built around two realities the city's other operators frequently miss. The first is that Austin's short-term rental regulation environment is the most complicated in Texas, with city ordinances that have evolved repeatedly and state preemption legislation that has shifted the picture again in recent years. Compliance is not a checkbox, it is an ongoing discipline. The second is that Austin's biggest revenue weeks are concentrated into about thirty event days a year, which means operational excellence during those weeks compounds disproportionately.
